Huis Aan Zee (“House by the Sea”) has everything a couple, small family, or group of friends could ask for—including your very own private pool. The villa also includes onsite backup power in case of any power outages.
This is a fully private villa—no spaces are shared. The entire home is for your exclusive use, and only the guests in your party will be staying here.
The home spans two levels, each with its own layout and function:
The lower level (first floor) features the Master Suite, a spacious king bedroom with a brand new Sealy Albany Hybrid king-size mattress offering medium firmness—a balanced feel that’s neither too soft nor too firm, designed for excellent comfort and support. The suite also includes an oversized walk-in shower with a built-in bench, Smart TV, mini-fridge, microwave, coffee maker, and a large closet.
The upper level (second floor) is the main living and entertaining space. It includes the fully equipped chef’s kitchen, indoor dining and living areas, a Queen-size tri-fold Murphy bed with memory foam mattress, and a private outdoor bathroom with shower. The saltwater pool and expansive upper deck are also located on this level, offering panoramic views of Coral Bay and beyond.
Please note: the two floors are connected by an outdoor staircase.
Upon arrival, you'll walk up one flight of stairs from the parking area to reach the first (lower) level.
From there, two additional short exterior stairways lead up to the upper level.
If mobility is a concern, please be aware that there are multiple outdoor staircases between levels.
Rates include up to 2 guests. For groups larger than 2 (up to 4 total), a $140 per night surcharge will apply. This covers additional utilities, amenities, and the setup and use of the Queen-size Murphy bed on the upper level. Huis Aan Zee accommodates a maximum of 4 guests.

Perched approximately 400 feet above sea level, Huis Aan Zee is one of the highest homes in its subdivision, offering breathtaking panoramic views extending as far as the British Virgin Islands. Located atop Seagrape Hill in Coral Bay, the villa offers the privacy and serenity many guests seek while on vacation.
The home is located in Coral Bay, on the quieter, more laid-back east side of St. John. This area is known for its natural beauty, hillside views, and proximity to the island’s best beaches, including Maho Bay, Cinnamon Bay, and Trunk Bay, which are just a short drive away.
Compared to the more populated and commercialized Cruz Bay on the west side, Coral Bay offers a slower pace and more tranquil setting. Many repeat visitors specifically choose Coral Bay for its peaceful charm, local character, and access to uncrowded beaches and hiking trails. If you’re looking for a true Caribbean escape, Coral Bay delivers.
To access the villa, a 4x4 or AWD vehicle is required. Huis Aan Zee is located high on Seagrape Hill, a scenic mountain road that includes a few switchbacks and stretches of moderate incline. While most guests find the drive adventurous, fun, and incredibly scenic, those unfamiliar with driving on hills should simply be aware that it’s part of the St. John experience. With a Jeep Wrangler or similar 4x4, the drive is smooth and adds to the villa’s charm and seclusion.
Inside the villa, you'll enjoy high-speed internet, air conditioning throughout, and a modern chef’s kitchen with stainless steel KitchenAid appliances, quartz countertops, and everything you need to cook and entertain. Meals can be enjoyed indoors or outside on the durable all-weather dining table on the upper deck, overlooking the pool and Caribbean views.
For parties of 3 or 4 guests, the upper level provides the Queen-size tri-fold Murphy bed with memory foam mattress and a dedicated full outdoor bathroom and shower.
The laundry room is available for guests staying more than 3 nights (sorry, no exceptions). However, there are three laundromats nearby, and the closest one has two bars/restaurants within walking distance—perfect for grabbing a drink or bite while your laundry runs.
We provide two bath towels, two hand towels, and two washcloths per person. Beach chairs, a cooler, and beach towels are also provided.
After booking, we recommend arranging your vehicle rental early. There is no Uber or Lyft on St. John, and safari taxis do not service the island’s side roads. We suggest Courtesy Jeep Rental or one of the agencies at the St. Thomas airport.
Please note that a NEST camera is installed in the driveway/parking area. It is used solely to monitor vehicle access and does not infringe on your privacy in any way.
We do allow one small pet upon approval—please contact us prior to booking if you plan to bring a pet.
