Indeed, the 4C village of San Casciano dei Bagni, just 2 kms away, holds the official title of one of the "prettiest villages in Italy" (borghi piu belli d'Italia)! Many country trails lead to the village from the villa. And once there, you’ll find bars, restaurants, shops… a bustling little borgo with fantastic views all around!
The area of San Casciano dei Bagni is famed for its 42 hot water springs. Throughout the ages, Etruscan and Roman nobility, including Augustus, the famous Roman emperor, have gathered here to luxuriate in waters of 40+ degs C. And it’s free of charge!
All of this is just 2 kms from the villa!
In addition, at nearby Bagni San Filippo, there is a large rock, on which there are hot thermal pools that are perfect for bathing in.

This fairy tale Tuscan villa with pool, set in extensive grounds and parkland sleeps 12 adults + 2 children/young people.
Importantly, the owner wants to emphasize that if you are not into serenity and mediation, that if you prefer the boom boomy din of the disco, you can make AS MUCH NOISE AS YOU LIKE. You can hire a band and/or you can sing and dance in the grounds all night long.
This is a fantasy place, where you can release your inhibitions any way you like!
This idyllic hideaway is a perfect venue for wedding feasts, anniversary events, special reunion celebrations and birthday bashes. We, even, host end of school or college semesters and graduations for young people aged 18 +, many might say, a brave move on our part!!
Obviously, we trust that everyone, especially the youngsters, will respect the property, the pool and the grounds AT THE SAME TIME as partying the night away.

REFUNDABLE DEPOSIT OF 800 EUROS – to date no one has been charged !
Note that the refundable deposit of 800 euros is merely an insurance policy against SERIOUS damage or of non “normal use” of air con or central heating.
However, to date, in 20+ years, we have NEVER had to charge anyone - the deposit has always been returned in full. We do not count broken glasses, plates or the like as “damage”! And, providing you leave windows and doors shut (ie “normal usage”) you will incur the charges as stated below. Naturally, NO use of air con or central heating will result in NO charge! See below for optional “normal usage” :
OPTIONAL Air Con - 0.80 euros/1 kw (with “normal usage”, the cost is between 300 to 400 euros/week.
OPTIONAL central heating - 8 euros/cubic meter.
OPTIONAL heating for the pool - from 1350 euros/week.
OPTIONAL Temperature Maintenance for the pool -
May/June/September - aprox 600 euros/week
July/August - 50 to 100 euros/week.
NOTE that in the colder months (January to April, October to December), the house will be warm when guests arrive. The villa has 3 pellet fireplaces, each of which is prepared for use upon arrival. 4 pallet bags are provided. If you require more bags the cost is € 7 euros/bag

The property is bright and fresh. And, most importantly, the pool and the grounds are yours exclusively. Here you are guaranteed total privacy.
At a discreet distance from the main villa, camouflaged by trees, there is another property where the owner lives in complete privacy. She has her own private entrances and fenced grounds - see aerial shot of the grounds.
However, she is available for concierge services 24 hours/day, should you require anything whatsoever. Otherwise, you need NEVER see her.
RESTAURANT DETAILS…
The owner’s large villa also houses a PRIVATE restaurant - to be patronized ONLY and EXCLUSIVELY by YOU, should you require breakfast, lunch and/or dinner on site.
If and only if you wish, A CONTINENTAL BREAKFAST (NOT INCLUDED IN THE RATE) can be delivered to your villa. Or, you can breakfast in the restaurant or on its terrace. Absolutely not obligatory - it’s an optional extra!
Our master chef operates the kitchen. He also has a famous restaurant in the local vicinity.
However, it is to be emphasized that the onsite restaurant service is NOT mandatory. It is not included in the rate. It is an OPTIONAL EXTRA.
When you are not using the onsite restaurant, it remains closed. It is EXCLUSIVELY for your use IF/WHEN you wish to avail yourself of our chef’s services.
You can negotiate the menu with the chef on arrival….. particularly if you have special requirements. And/or prior to booking, we can send you info according to your budget and requirements.
Vegan, vegetarian and gluten free dishes are amongst his specialities. So if you have any kind of food intolerance - just inform him and he will produce dishes to suit you.
COOKERY LESSONS..
If you wish to learn the secrets of Tuscan tastes and cuisine, our master chef offers cookery lessons, wine tastings, olive oil tastings etc at all entry levels.
EVENTS….
Our master chef is very experienced at organizing such events - all at rates to suit your budget. Indeed, he has hosted many celebrity guests here at “your” villa, all of whom have extolled his many virtues! For privacy reasons, we are unable to name names. But, believe me, we have hosted some very famous people here, from football, fashion and politics to top models and actors!
Events can accommodate up to 80 persons comfortably. The cost to be negotiated, according to your requirements.
