Guest Access:
You can self check in to the property when you arrive. You will have exclusive access to the home during your stay.
*Please note there is a locked "owner's" closet to which you will not have access during your stay. If the lock is broken a penalty will apply.

Getting Around:
The home is about 49 km or 30 miles from the Cancun International Airport (CUN) and is located in a gated residential area called Lagunas de Mayakoba.
Please note: Although the Mayakoba area is a beautiful place to stay, it must be mentioned that it is a bit far from the famous 5th Avenue tourist zone, as Mayakoba sits off the main freeway. You’ll need a car to move around freely or find a means of public transportation. Also, there is no nearby beach access in this area. You again would need to drive or take a taxi to the beach. The nearest public beach is Playa Xcalacoco.
There are also 2 ADO bus stations to get you to nearby Yucatan destinations or other Mexican states:
- 5th Avenue and Benito Juarez
- 20 Avenida Norte and Calle 12
In the event you're driving around town, please note there are PARKING METERS IN PLAYA DEL CARMEN! There is one digital park meter per street, so you have to look for it.Meter hours of operation are Monday to Sunday 10 am to 10 pm with a 6 hour maximum. You must display your paid, printed ticket face up on the dashboard. Failure to properly display will result in the vehicle being immobilized.

There are 3 pools at the condo complex. You may use the main pool without a reservation; the other 2 pools on the grounds require a reservation via the customer service department.
There is an "owner's closet" which is not available for guests to use.
There is an assigned parking space at the property. The parking lot fee is a one-time charge fixed rate of $15 USD.
Wi-Fi and satellite TV, parking, bed linens, beach and bath towels & kayaks for the community lagoon are provided free for guests during your stay.
Electricity in Playa del Carmen is very expensive!
A daily allowance of 20Kw/Day of electricity is included for short term rentals. Additional consumption will be charged at 3.85 mxn / kw. Electricity is not included for bookings of 28 days or more. On arrival, our local team will take a meter reading, and again on departure. You will be billed after check out for any additional consumption. Help us save energy by using the AC only when needed, avoid leaving it on if you are not in the property and close all windows and doors when you use it.
For long-term stays (21 nights or more) there is a fee of $50 USD for a mid-stay cleaning service.
There is no daily housekeeping service but if you'd like a cleaning, one can be requested for an additional fee.
The home is located in a community that provides 24/7 double gated security.
Please note: home and bath essentials -- items like toilet paper, soap, shampoo, paper towels, dish soap, sponge, and trash bags are not included. These supplies must be purchased and brought on-site by the guest.
A security deposit may be required prior to arrival or at check-in, subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.
House Rules:
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind is allowed (tobacco or cannabis) inside the condo, and the use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $300 penalty.
- Your parking hang tag should remain visible in your vehicle at all times. There's a $15 USD charge for lost parking tags.
- No parties or events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed. No tent or other structures may be set up on the ground of the property.
- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.
- Renters may be required to provide a government ID on the day of checking in or during your stay.
- Please avoid moving furniture.
- Pets may be allowed but with prior authorization and an extra fee may apply if permission is given.
- If you're booking from a channel where we handle payments, you'll be charged a security deposit of $300 USD which will be refunded after your check-out accordingly (service fees may apply)
- Gym schedule is from 6 am to 11 am and from 12 pm to 10 pm.
- Kayaks are available from 9 am to 5 pm. The guests need to go to Tower “I” and provide an ID to receive the paddles.
- Pools are open from 8 am to 10 pm.
- Jacuzzis are available with prior reservation at Tower “I” and are available from 9 am to 5 pm. Each party is able to use the jacuzzi for 4 hours. A cash security deposit of $2,500 MXN is required for any possible damages and a deduction of $200 MXN for jacuzzi cleaning. If there are no damages, the remaining $2,300 MXN will be returned after jacuzzi use.
