The Space:
This 1,200 sq. ft. authentic Mexican-style, ground-floor unit “Oasis de Jardín” (Garden Oasis!) is ready for your Progreso vacation. Plus! You'll have 230 sq ft of additional space out on the private patio with a built-in barbecue grill! All of this and just a block from the famous Malecón (beachfront promenade) and the water's edge.
The main spaces of the Oasis de Jardín suite:
- A spacious living area with charming terracotta tile floors, 10-ft high ceilings, accented with splashes of beach and ocean colors to feel the good vibes.
- A large and fully-equipped kitchen with all you'd need to prepare meals at home. It’s great if you’re vacationing on a budget! Plus a coffee maker for your morning perk up and some barstools at the kitchen counter to sit and sip it or prep food!
- There's a cool blue table for 4-5 in the living area that pops on the terracotta floor. It's perfect for a sit-down meal or a card game when relaxing at home.
- The living area has comfy sofas and a SmartTV with Netflix for downtime moments between the beach. One sofa opens to a double bed!
- There are two bedrooms and one full bathroom in the home for 5 people as such:

LIVING ROOM: 1 Double pullout sofa bed

- The private patio in front of the courtyard pool is all yours with two cool rocking chairs and a table. There’s also a charcoal barbecue grill that’s free to use, just need to pick up charcoal!
The shared spaces at the complex**:
- A large rooftop with a giant palapa shaded area & plenty of seating to enjoy the breeze and sea view! Have a sunset cocktail or enjoy a meal.
- A beautiful garden courtyard pool! Surrounded by mature palm trees and a cement palapa shaded area.

When ready to venture out, the complex is just a block from the east end of Progreso’s famous waterfront Malecón that runs from Calle 60 (the street you’re on!) to Calle 80. It’s a 1.1km | 0.7 mi walk one way and loaded with things to see and do. You’ll find a large selection of restaurants, many of them seafood, and of course, you can dine with a beach view! If you want a longer walk, the Progreso Pier, at the west end of the Malecón, is an incredible 6.5 km | 4 mi long! It's the world's longest pier! And of course go enjoy the beach, the beautiful ocean views, and warm shallow water — you'll only be a block away, you can go every day!
There are many day trip options too, you can go see pink flamingos at the salt flats in Celestún or take an excursion to visit one of the many Mayan Ruins. Chichén Itzá is one of the most famous as it’s one of the 7 Wonders of the Modern World! A 5-minute cab ride will take you to an outdoor dinosaur park open at night with giant life-sized dinosaurs. And a 6-minute cab ride will take you to the Raccoon Sanctuary at Reserva Ecologica El Corchito.
Guest Access:
You’ll have exclusive access to your apartment and your patio area. Plus, as a registered guest, will have access to the shared areas like the courtyard pool and seating area downstairs and the large palapa rooftop terrace.
The Neighborhood:
You'll be 1 block from the beach and the Malecón, waterfront promenade. It’s a 1.1km/0.68 mi waterfront walk one way with lots to see and do & a large selection of restaurants. Try a "marquesita" (a crunchy crepe-like roll filled with sweet or savory fillings) from a street vendor or dine with a beach view!
- Walk the Progreso Pier, an incredible 6.5 km|4 mi long; the world's longest pier!
- Relax & enjoy the beach & warm shallow ocean water

Getting Around:
The Merida International Airport (MID) is the closest airport. It’s about 50 km or 31 miles (a 40-min drive) to the apartment. If you happen to be flying into Cancun International Airport (CUN), it’s about a 4-hour drive to Progreso. There are shared-ride and private vans as well as rental car options. Other Things to Note:
We provide a roll of toilet paper but no other bath items. So please pack and bring what you need like shampoo, soap, and other toiletries or purchase them on the way in.
PLEASE GET IN TOUCOH with our local contact at least 24 hours before your arrival to coordinate a meet-up time for check-in. There are NO CHECK-INS after 7 pm, unless you get advance approval to do. Please consider this when making your travel arrangements.
ELECTRICITY FEE: There is a fixed electricity charge for this property of $20 USD per week.
CLEANING: There is no daily housekeeping service but should you require cleaning during your stay, one can be arranged at an additional charge of $25 USD. Please also note: for stays of 30 nights or more, there's a mandatory mid-stay cleaning fee of $25 USD.
POOL HOURS: 9 AM to 9 PM. There’s no lifeguard at the pool & children under 12 years of age must be accompanied by an adult.
VISITORS are allowed inside your apartment as long as they don't stay overnight (max 4 visitors in apartment until 10 pm) And visitors are NOT allowed in shared areas — the courtyard pool & rooftop terrace. These areas are for registered guests only.
PETS are strictly prohibited on this property.
Guests will be requested to sign a Rental Agreement upon booking confirmation.
A security deposit may be required prior to arrival or at check-in, subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.
There are surveillance cameras at the property for security reasons and to ensure guest safety. All cameras face outdoor areas only.
HOUSE RULES
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind is allowed (tobacco or cannabis) inside the home. Please only use dedicated smoking areas: outdoor private area of each unit and garden/pool area. Please NOT on the rooftop near the palapa as it's a fire hazard. The use of any recreational drugs (including cannabis) on the premise is strictly prohibited. Failure to comply will incur a $300 penalty.
- No parties or events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed. No tent or other structures may be set up on the ground of the property.
- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.
- Renters may be required to provide a government ID on the day of checking in or during their stay.
- Please avoid moving furniture.
- Pets are not allowed.
Interaction with Guests:
Please contact us at least 24 hours in advance of your arrival to coordinate the meet-up time for your check-in. (There are no check-ins after 7 pm). When you meet up, the local contact will give you a tour of the property, provide information about the local area, answer any questions you may have, and leave you with the key to the place. ***REMEMBER NO CHECK-INS AFTER 7 PM.***
From there, you’ll have complete privacy during your stay, but we’re available 7 days per week, Should you need anything - just send us a message!
