Enjoy a private and cozy nonsmoking downstairs guest suite near DU. The remodeled space is perfect for those visiting the campus, working from home, or as a base for tourism. The space
The covered backyard entrance stairs lead to a private, simply furnished, clean, nonsmoking, adults-only, two-bed, remodeled downstairs guest suite. Inside are a bedroom across from a bath with tile shower, a living room with a new sofa sleeper, a desk with office chair, and basic kitchenette with table and cushioned chairs. Suite has wifi throughout.
The downstairs suite was remodeled by the owner a few years ago. Loftium has supplied the furnishings. I'm the host who lives and works here. I added touches, like Van Gogh prints, yet the Brown Palace it's not. The upgraded 1937 house is among the affordable short-term rentals in the University neighborhood. One block from the north DU campus. For self-sufficient, considerate and responsible people. I believe this suite is the best around. Of course, I'm biased..

HOUSE NEWS:
Loftium has provided a new and more comfortable living room couch-sleeper to accommodate a third guest.
A stone walkway last year was installed across the back yard to your guest suite entrance. At that time, the enclosed entry stairway was remodeled with a new roof, new window and new flooring on the platform beside the steps down to your door.
Future news news is that an off-street parking space will be added in Spring 2022. Specifics are pending. For now, parking remains as described below.
Back yard flowers planted last May bloomed into December! No idea what to expect in 2022.. given climate change.
GUEST SUITE DETAI;S
One BEDROOM with a QUEEN BED, side tables, bedside lamps, overhead light, two small walk-closets. small dresser, luggage stand, extra blankets, south window.
One LIVING ROOM room with a new couch that flattens into a TWIN BED); coffee table, side tables with lamps, overhead light, writing desk and chair, kitchenette, kitchen table with four padded chairs., big walk-in closet, north window.
One private 3/4 BATHROOM, nicely updated, sink built into cabinet below large mirror, recently tiled shower,, overhead and sink lights with fan, ample towels and linen in back nook below southeast windows. .
Basic KITCHENETTE in living room (microwave, mini-fridge, electric kettle, dishes, silverware, water filter pitcher), small kitchen table with four padded chairs. Outdoor charcoal grill available.
HIGH SPEED WIFI, dedicated guest signal throughout suite (2.4 Ghz). USB power plugs in living room at desk and in bedroom.
SUITE CLIMATE downstairs is generally cool in summer, but no A/C, sorry. In winter, the house is kept at 72 F daytime and 62 F nights. . Fans and a heater are in a closet (if ever needed). Was unable to successfully mitigate to mitigate wildfire smoke in 2021,; now exploring options for 2022.
QUIET TIME for the house is 11 p.m. to 7:30 a.m. Loud voices do carry..
PARKING on street is free at night One-hour daytime (street parking due to DU proximity. Free daytime street parking a few blocks away .
≥ RTD LIGHT RAIL station is two blocks away. I-25 is minutes away.
The 1937 house is not ADA compliant. There are steps and stairs .
No children. No pets. No smoking or vaping. No exceptions. sorry.
All guests agree to help keep the suite (and me) safe from infection.
I adhere to the Advanced Cleaning Protocols, and I cater to guests who appreciate such health and safety precautions on behalf of everyone.

In two years of hosting here, my only disappointed guests were those few who arrived with unreal expectations So, please read the rest of the listing and study the photos. REQUIRED AGREEMENTS
For our mutual protection and comfort, all guests are required to be fully vaccinated and agree to the House Rules (below). No exceptions.. I 'm given 24 hours from an inquiry to accept or decline a booking, so if you agree to the house rules and give your vaccination status when you first contact me, save us both a lot of time and effort, yes?
RATES ARE NON-NEGOTIABLE,
Loftium alone set the pricing for their properties. I host for them and hove no say on their rates. No point asking me, sorry.. The price is the price.
"MODERATE" CANCELLATION POLICY
Loftium upholds free cancellation until five (5) days before check-in time. After that, cancelling before check-in gets a 50% refund, minus the first night plus a service fee. Early departures are governed by the Moderate policy. Again, for a full refund, you must cancel at least 5 days before the 3 PM (Mountain) check-in time shown in your confirmation email.
HOUSE RULES: (Advance agreement required )
• All guests must be fully vaccinated for COVID, ideally with a booster.
• Wear a mask and social distance as much as possible when outside on the property, and within reason in the community.
• Food deliveries go to your private rear entrance, never my front door. If a restaurant is crowded, especially if with young people (lowest vaccination rates), please order to go, or eat elsewhere. Grocery shopping is best early when stores are most clean.
• At public events, always wear your mask. Avoid going to any parties, bars, clubs, or gatherings where you could encounter many unvaccinated people. The risk increases among younger people, especially if alcohol is consumed.
• Quiet time for us both is 11 p.m. to 7:30 a.m. Noisy night owls would be wise to roost elsewhere. No loud voices r music at any time. Your ceiling is my floor, so we both agree to be considerate of one another.
• No smoking or vaping by any guest is allowed in the suite or outside on the property. No pets. No babies or children. No exceptions, sorry.
• No food or beverages except water are allowed in the bedroom. Bedside water is wise (if you are not used to high altitude, be sure to drink plenty of water.) A water filter pitcher is provided.
8 No visitors are allowed inside the suite. You may enjoy up to three visitors in the backyard. (Distance with masks if any of you are unvaccinated). Extra chairs are available on request. Also, feel free to use the charcoal grill by your door whenever weather allows. Please respect quiet times.
• Upon departure, for my health and safety as the usual cleaner, follow all checkout instructions carefully, such as stripping the beds, removing and recycling your waste, and generously spaying disinfectant everywhere.
• Due to past issues, the guest making the reservation must occupy the suite as the primary responsible party. No guest substitutions or additions after a reservation is confirmed (except with prior permission. The host reserves the right to request identification from any guest.
PANDEMIC REALISM:
Full vaccination usually prevents serious illness and death from Covid , but it's not foolproof. Those infected, even if vaccinated, may not present any symptoms and still be contagious. Since I'm an elder with a compromised immune system. my life is at stake. Abundant caution is appropriate.
Therefore, so you do not get infected while here, and so you do not infect others (including me), all guests are required to agree to abide by the pandemic House Rules in advance of any stay.
In the rare case that verifying your vaccination status becomes appropriate, please be able on request to send a digital photo or scan of your vaccination record. (Smart travelers these days won't leave home without it.)
If for any reason you are not yet fully vaccinated, or have not yet received a booster, if eligible, most nearby pharmacies offers free vaccinations (mostly by appointment). You need not live in Denver to be vaccinated here.
If you have recently tested negative fro Covid, I'll welcome the news.

SUITE AMENITIES:
Highlights include living room, queen bed, a good shower, and shared high-speed WiFi (2.4 Ghz) for streaming video and music (until 11 PM) or working from home. The University neighborhood offers close proximity to the interstate and rapid transit. A range of restaurants are nearby.
Housekeeping supplies include clean linens and towels, toilet paper, ample disinfectant spray, hand soap, and wash tubs for doing dishes. Guest supply their own personal care products because sensitivities vary,
CLIMATE CONTROL:
In autumn and winter, you enjoy house heat, kept at 72F in the day and 62F at night, controlled from the thermostat upstairs. If you want it warmer or cooler, message me upstairs, and I'll quickly adjust the temp.
In Spring and Summer, while the house does not have air conditioning (sorry), your downstairs is aways much cooler than my upstairs. This sure helps in any Denver heat waves. (Some summer guests open windows at night and close them during the day to retain cool morning air inside).
You have a portable heater plus portable fans, if ever needed.
QUIET TIME
Between 11 PM and 730 AM,, neither you nor I will play music, watch movies or talk loudly. In the daytime, we keep volumes modest for one another.
PARKING:
There is no off-street parking, sorry. There is free street parking in front of the house with one-hour daytime limit from 8 a.m. to 10 p.m. No time limits at night. parking restrictions are due to DU proximity, one block away..
Unrestricted and free on-street parking is within walking distance on the blocks west of Franklin Street, two block away, toward the mountains.
Free and fee parking lots and street meters are nearby, like the parking lot at the RTD train station two blocks away, or public meters by DU on Buchtel.
PRIVACY
I live and work upstairs from your guest suite. While I do my best to keep noise at a minimum, you may hear me from time to time. You should never hear during Quiet Time. We agree to respect one another's personal space. I will not enter your private suite at any time (except in emergencies).
LAUNDRY
Laundromats in the vicinity can be found with a web search. I regret that the old washing machine in the laundry room is not available for guests because it tends to break down (In rare cases, it may be used for a single small load, but ONLY after personal instruction on proper settings.) Guests who use the machine without permission may be liable for any repair costs, sorry.
ABOUT ME:
After decades working in the communications field (mostly as a journalist) I'm now an active elder with a compromised immune system who's living and working and isolating upstairs. I avoid the coronavirus like the plague it is, so I'm thrilled to host conscious guests who agree to keep this home safe and comfortable for us both as well as for future guests
Please note that I am not the homeowner. I lease the property from Loftium, getting reduced rent in trade for managing the short-term rental suite. I get some latitude as a host, by I am contractually bound by Loftium policies .
I am naturally welcoming, gracious, friendly, and accommodating. Sadly, I've learned the hard way to insist that all guests abide by sensible rules when staying here:. If you appreciate my mature approach to hospitality, I hope this guest suite will suit your needs

Final acceptance of your reservation is conditional, based on your advance agreement with 24 hours of first contact to abide by the House Rules and a statement that all guests are fully vaccinated. Agreement in your first email to me is wonderfully appreciated. Also, please be sure you understand the "Moderate" cancellation policy before, just in case.

Your space is separate with a private outside door and no shared common areas (except the pass-through laundry room). As weather allows, please enjoy the backyard and evergreen shade tree near your private entrance.

The neighborhood features diverse grocery stores and restaurants still open during the pandemic, and most of these will arrange pickup or delivery. Other retailers nearby are starting to reopen, but this remains variable.

Certified service animals are accepted under law, but you must disclose this before confirming your reservation. Be able to provide documentation. For the health and safety of possibly allergic future guests, we reserve the right to charge an additional cleaning fee to mitigate pet dander.
