This recently remodeled Modern house has it all! Just 9 minutes (2.8 miles) from Lauderdale-by-the-Sea and 6 minutes (1.5 miles) from the Coral Ridge Country Club. Less than 10 minutes from Fort Lauderdale beach, close to Las Olas and just minutes to many shopping and restaurant options.
Home features 3 bedrooms plus an Efficiency and can comfortably host up to 8 guests. Fully equipped open kitchen with marble countertops, and glacier marble stone backsplash, dishwasher, new 2023 Nespresso Vertuo Plus, Ninja DualBrew PRO CFP300, Dining area, bath & beach towels, laundry room, complimentary Wi-Fi.
Screen enclosed Lanai area features a new Cabana Bar with 12 ft quartz countertop which contains (2) 3.2 cubic feet beverage/wine refridgerators, stainless steel drawers, Smart TV, Dining table w/chairs, lounge chairs, BBQ, fire pit and Adirondack chairs.
Owners recently added a state-of-the-art, whole-home Water Filtration Matrix System from Allini Water. This top-of-the-line system removes VOCs, bacteria, toxins, pharmaceuticals, and more. The water throughout the whole home is now drinkable at every faucet.
Located in a great, family friendly community which offers beachside playgrounds, grills and picnic tables at Friedt Park, just 8 minutes by vehicle. Nearby attractions include an Amphitheatre, Municipal Golf Course, and Anglin's Fishing Pier, all within 2.7 miles. Just bring your bathing suit and you are ready for the warm ocean water, beautiful sandy beach and unending sunshine.

Managed by an experienced management company to communicate with for all needs from booking to checkout and everything in between. We provide one set of toiletries per bathroom, the beds will be dressed with linens and blankets, bath towels and pool towels, 1 full bottle of dishwashing liquid, 1 paper towel, 1 full bottle of hand soap per sink, 2 toilet paper rolls per bathroom, 2 trash bags per bin, and a few laundry detergent pods.

Important Booking Requirements & Information:
- Maxima does NOT allow third party bookings. They require the person who places the booking to be the person staying at the property.
- Strict 25 Booking Age Requirement. Please do not proceed with booking if you do not meet this requirement.
- Self Check-In anytime with a digitally coded keypad door lock. Check-In time is at 4pm / Check-Out is at 10am. Early Check-In's or Late Check-Out's are subject to housekeeping availability and have an additional fee determined depending on the time.
- Maximum Occupancy of 6 is Strict. Additional guests/visitors are not allowed. A $25/person fine will apply.
- Strict Noise Restriction - Absolutely NO parties, NO loud gatherings/groups. Consideration of neighbors is required, they will call us/police with any complaints. City imposed noise citations are possible and will be charged back to guests.
- Guests are required to keep all windows & doors closed at all times as to avoid the a/c system from being overworked.
- Absolutely NO smoking inside home or in the lanai area. $250 fine applies if home smells of smoke. Smoking only permitted in the side/front areas of the property.
- Pets not allowed, $250 fine applies.
- Pool is not heated.
- Cleaning Fee is for the home cleaning performed after your departure, not during. During stay cleanings are available for an extra fee.
- TV input & cables are to be left in the same way they were found, if a game console is used please make sure all settings are set back to default prior to departure.
- BBQ Propane refills are to be handled by guests. Empty tanks are to be taken to nearest provider and swapped for a full tank, receipts to be texted to management for refund.
- Guests are responsible for disposing of all of their trash before their departure. It is also important that guests be vigilant of garbage pick-up days in order to avoid an accumulation of waste. Guests will be required to take out or bring in waste/recycle bins as needed accordingly to schedule. City imposed trash violations are possible and will be charged back to guests.
- Home has front and back yard cameras that are only referred to in case there is a complaint/emergency or incident only.
- White binder named "Information Booklet" located in home provides Wi-Fi details and all other specifics regarding weekly services, such as pool cleanings, or landscaping.

- Baby play pen & highchair available for $5/night rental fee, prior notice required for arranging delivery.
- Extensions will be processed at original nightly rate.
- Guests are allowed to have packages delivered during their stay but Maxima is not responsible for lost or stolen packages.
- Maxima/VRBO/TripAdvisor Bookings require a $1000 security deposit soft hold (not a charge) on the renters credit card which will be processed one - Direct Maxima bookings have a 3% credit card processing fee, 25% deposit required, and balance due 1 month prior to arrival.
- Maxima/VRBO/TripAdvisor bookings also require guest to sign our standard rental contract and submit a picture I.D.
