A faschinating historic villa designed by Architect Michele Busiri Vici in a private consortium located in Punta Rossa – Via Vasca Moresca 24, near the south shoreside of Circeo promontory.
Silence is one of the main values of this site as well as the climate mildness even during the summer. At night time the absence of light pollution allows an easy observation of the sky and the stars.
The house was always inhabitated by the same owner family and keep objects and furnishing of sixty years of life time as you can see on the pictures. The villa has been recently refurbished on installations and finishing preserving its original character.
The building is developed on two levels in the middle of a large 3000 sqm. Mediterranean garden declining towards the sea.
There are three private parking places at via Vasca Moresca level and from there a comfortable path leads to the principal entrance at the first floor. At this level there are the entrance, a large living room, the dining room, a modern kitchen with dishwasher and washing machine and a small but efficient toilet room. From the living room and the dining room you can go out on the large terrace with amazing sight on the three Pontine Islands.
A short stair leads to the ground floor where are located 4 double bedrooms, one single bedroom and three bathrooms. Two of the double bedrooms have bathroom inside, the other two double bedrooms can be arranged with one double bed or two single beds. From the four main bedrooms you can go out on the wide paved pergola and then to the garden that you can walk around on stone paths. A comfortable external stair leads you to the terrace at first floor. At ground floor, in a sheltered position is located a comfortable external shower with cold/hot water.
From the lower garden stone path you can reach the wonderful rocky shoreside in a few minutes walk through the mediterranean woods. There are several easy accesses to the sea. Look to the red line marked on the aerial photo attached.
The San Felice and Sabaudia wonderful beaches are reachable with a 15 or 20 minute car drive from the house.
Nearby you can’t miss to visit the amazing villages and beaches of Sperlonga and Gaeta 20 km and 50 km far from San Felice.
The trekking lovers can walk along several path that leads to the Mount Circeo and Picco di Circe even starting from Casa Marsaglia. Breathtaking views are guaranteed. Less trained guests can easily walk on consortium gravel roads and paths up to the shoreside below the villa and take bathes, go snorkeling, go diving or simply enjoy magnificent sunsets.
In San Felice Village and along Sabaudia dune beaches you can choose among several good fish restaurants.
Pets are admitted only in the external spaces; the 3000 sqm garden is completely fenced with wire mesh to avoid not intentional escapes.
