As soon as you walk in you know you have found somewhere that you can relax in. This three bedroom beach house is a perfect getaway for families, couples or small groups. Set amongst the spotted gums of the South Coast of NSW, merely a two hundred metres from the beach, this place is the best of both worlds, bragging treetop views, and able to feel the serenity of the Australian bush with the soft, rolling ambience of Broulee Beach in the distance. Entertainment is a breeze with the large dining table that seats 12 comfortably, and a spacious courtyard area. Outside the Webber Q for all your BBQ needs afire pit to keep you warm outside and the perfect marshmallow toaster. Inside are a range of cards, board games and DVD's to keep you amused on those rainy days. This home isextremely well fitted out, with a homely modern kitchen sporting a large wooden island bench, Bosch appliances and a two drawer dishwasher for loads of varying sizes. You have beautiful leather lounges to come home to after being at the hot beach for the day. LAYOUT You will enter downstairs to the open plan fully air conditioned living/kitchen area and walk outthe back to the enclosed courtyard. There is a bedroom and ensuite on this level. And also the fully equipped laundry. Upstairs you will find the 2 other bedrooms and main bathroom.. BEDROOMS Linen is included, this includes sheets, pillows, pillow cases, doona and cover and bath towels. The cleaning fee when booking is actually the linen fee. Please bring beach towels. We will have the beds made for you when you arrive. Bedroom1 located downstairs Queen Bed, WIR, ensuite with spa bath a TV and ceiling fan. Bedroom2 located upstairs- Double Size bed and ceiling fan. Bedroom 3- Located upstairs - Queen Bed and ceiling fan. BATHROOM/LAUNDRY The laundry is located downstairs and there is a front load washer and a dryer for your use. A separate powder room. The ensuite bathroom downstairs has a spa bath and shower and toilet. The upstairs bathroom shower and toilet. OUTSIDE On arrival Park in the undercover carport at the front of the house. Out the back is a courtyard set up with a bbq and a fire pit to relax in the evenings. PETS Unfortunately pets are not allowed at this property. BOOKINGS: High - 7 night minimum Sat - Sat; Mid and Low - 2 night minimum no Sunday arrival
