Located in the charming Cornish fishing village of Polruan ideally located to explore all Cornwall has to offer. For outdoor enthusiasts there is the South West Coast Path with wonderful coastal scenery Fowey Hall circular walk which includes the village as well as other pretty villages with pubs and slightly further afield Cardinham Woods offering waymarked trails weaving through scenic woodland there are plenty of opportunities to blow away the cobwebs. The National Trust Lanhydrock House is within easy reach and offers a range of events all year round. Other attractions in the area include the world-famous Eden Project the historic port of Charlestown and the Lost Gardens of Heligan. As you enter the property you are welcomed into a light and airy bespoke kitchen equipped with electric oven and hob microwave Smeg fridge/freezer and dishwasher. The breakfast table with benched seating is the perfect place to read the morning paper and enjoy a cup of coffee. In the kitchen on the left is the first of 2 staircases leading up to the first floor. To the right a cabin door leads you to the spacious open-plan lounge/dining area beautifully designed with exposed beams and contemporary light fittings over the dining table which really gives this room a wow factor. At the far end of the room is a bay window which floods the room with light. Relax on the stylish sofa after a day of exploring and watch the Smart TV from the lounge there is access to a gravelled patio area with fire pit. From the dining table the second staircase leads up to the first floor here you will find two bedrooms a double and a single both with views towards the river a stunning bathroom with freestanding bath separate shower and WC and a snug room with futon. From the snug room there are steep staircase leading to the attic twin bedroom with Velux windows offering beautiful views over the river. Due to the exposed ceiling beams head height is minimal which makes it more suited to children please beware of the steep stairs. Heading outside from the kitchen is a n enclosed patio area with table and chairs and a further side garden/gravelled area accessed from the lounge with fire pit and wood stools. There is an outbuilding with washing machine and WC. There is no parking available at the property however parking is available in nearby car parks (charges apply).
